Our commissions are determined by who finds the buyer. We are not a "For-Sale-By-Owner" company, but we have a variable rate which rewards the homeowner or agent if they find the buyer before another MLS agent finds the buyer.


if the homeowner finds the buyer. We still pre-qualify the buyer, negotiate the contract, prepare all paperwork and attend the closing. Homeowners may market the home if they want, but it is not required.


if the listing agent finds the buyer. He or she will still pre-qualify the buyer, negotiate the contract, prepare all paperwork and attend the closing. The IBR agent represents the seller and maintains his or her fiduciary responsibility. The buyer is treated as a customer, not a client.


if another MLS agent finds the buyer. The IBR agent verifies the buyer’s qualifications, negotiates the contract and handles all aspects of the transaction through closing. The other agent represents the buyer and the IBR agent represents the seller.
